Our proposals will create a new sustainable community on land south of Weaverham. Our plans include:

  • Up to 900 high-quality homes built to modern and sustainable energy efficiency standards
  • 45% affordable homes to support local people, all built to Bloor Homes’s five-star standards
  • Over 12 hectares of new publicly accessible open space
  • Land reserved for potential expansion of education facilities
  • Approximately £5m in Community Infrastructure Levy, plus Section 106 requirements
  • Over 1 hectare of new sports pitches and a 1km Active Track loop
  • Two vehicular access routes, via the A49 roundabout and Northwich Road

MEETING LOCAL
HOUSING NEED

Cheshire West and Chester Council need to deliver significantly more new homes to meet government housing requirements, with almost 2,000 new homes required across the borough each year.

The Council has identified a need for at least 5,000 new homes in the Northwich area and Weaverham South is recognised as a key site to meet this need. We are proposing that 45% of the homes will be affordable to provide choice and opportunity for young people, families, and those looking to downsize.

A STRATEGIC
GREY BELT SITE

Although the site is currently within the Green Belt, we consider it meets the criteria for grey belt under the 2024 National Planning Policy Framework.

Our technical analysis shows the site does not strongly perform key Green Belt functions and is defined by a clear, defensible boundary formed by the London Northwestern Railway Line, helping to contain development and maintain separation between settlements.

Bloor Homes is committed to meeting the grey belt “Golden Rules”, including demonstrating need, ensuring a sustainable location, delivering biodiversity enhancements, achieving high-quality design and placemaking, and delivering necessary infrastructure.

A LANDSCAPE-LED MASTERPLAN

Our masterplan for Weaverham is landscape-led meaning the new homes will be integrated into the natural landscape and woodland setting to strengthen connections with nature and support healthy, sustainable living.

Here’s how we plan to deliver that vision for Weaverham:

  • Over 12 hectares of new publicly accessible open space
  • Significant biodiversity improvements to enhance habitats and wildlife
  • A connected network of green spaces and walking routes linking the site to adjacent woodland and existing communities
  • Opportunity to create a green buffer along the disused railway and woodland, and connect a new community green corridor into Thorn Wood
  • A central park and green corridors designed to support recreation, wellbeing and neighbourhood life
  • Retention and enhancement of existing hedgerows and trees

CONNECTED TO THE
COMMUNITY

Our vision is for a well-connected neighbourhood with amenities for both new and existing communities, including:

  • Education: The site is within 10 minutes’ walk of Weaverham High School and St Bede’s Primary School, with land identified for potential expansion of both.
  • Active Travel: Provision of a green buffer along the disused railway and woodland edge, to provide a new walking route into Weaverham. Enhancement of existing Public Rights of Way to knit the new homes into the existing village fabric and provision of a 1km Active Track Loop to encourage health and activity.
  • Access: Two vehicular access routes via A49 roundabout and Northwich Road.
